Looking Back on 2024: Southeast Venture’s Year in Review

As we kick off 2025, let’s take a moment to reflect on all the exciting things that happened at Southeast Venture in 2024. From new team members to major milestones, we’ve got plenty to celebrate!

Welcoming a New Principal

This year, Don Alexander joined Southeast Venture’s leadership team as a principal. With years of experience and a track record of success, Don is a fantastic addition. We’re excited to see his contributions to our continued growth and success.

June Lake Reached New Heights

What a year it’s been for June Lake!

  • Interchange Complete: The long-awaited June Lake Boulevard/I-65 interchange opened in May, transforming commutes and access for residents of June Lake and Spring Hill.
  • Water Tank Complete: The completion of the water tank in August marked another key infrastructure milestone, enhancing the community’s water storage capacity, ensuring a reliable and sustainable water supply for Spring Hill.
  • Residential Growth: Saddlewalk by Signature had 120 new homes sold, with 75 already occupied.
  • Solstice at June Lake: Solstice at June Lake, our 226-unit multi-family project, is now leasing and preparing to welcome its first residents! This is the first multi-family project to be developed at June Lake.
  • Commercial Development: The first commercial business center at June Lake is currently under development, creating 10 lots for unique retail and mixed-use opportunities. These will be the first businesses to open in the community.

June Lake’s momentum continues to grow, and we can’t wait to see what 2025 has in store!

Growing the Team

We welcomed some fantastic new faces to Southeast Venture this year:

  • Emma Fisk and Hollie Sikes joined SV Design.
  • Austin Robbins was welcomed to the brokerage team.
  • Ryan Dillehay brought his expertise to our accounting team.
  • Ryan Hoft became our newest maintenance technician.

Design Highlights

SV Design stayed busy in 2024, working on exciting new projects and continuing to deliver exceptional work across multiple states. From innovative apartment designs to community-focused spaces, our team continues to provide creative solutions and thoughtful designs to our clients. Multi-family housing remains a cornerstone of SV Design’s identity, with a balanced portfolio of affordable and market-rate projects. Currently, the team has 1,600 units under construction, 1,400 in design, and 3,000 in the pipeline.

Hospitality also continues to be a key focus, with 1,000 hotel rooms designed, six projects in progress across five brands, and two set for completion in 2025.

As we reflect on the past year, here are some key highlights from our work:

  • NCIDQ Certifications: Both Lindsey Jeter and Emma Fisk have successfully earned their NCIDQ certifications, officially qualifying them as Interior Designers.
  • First Creek at Austin Homes: Phase 3 on First Creek at Austin, Knoxville’s first mixed-income, affordable housing community, began in 2024. Phase 3 will introduce 161 housing units, including 50 housing unity for low-income seniors aged 62 and up.
  • Holiday Inn Express: SV Design’s first ground-up hotel project, Holiday Inn Express on Elliston Place, held a “topping out” celebration in 2024 and is set for completion in 2025.
  • Statler’s at McCain’s Station: Completed construction and opened to tenants in 2024, 297 upscale multi-family units to Gallatin as part of the McCain’s Station masterplan, which introduces new living, retail, and dining experiences to the area. Designed by SV Design, the project’s farmhouse aesthetic blends seamlessly with its rural surroundings and neighboring residences.

Expanding Our Property Management Portfolio

Our property management team continued its steady growth in 2024, taking on new properties and delivering exceptional service to clients across Middle Tennessee and beyond. This year, the team added 166,654 square feet to its portfolio, bringing the total managed space to 1,927,081 square feet.

Notable new properties include:

  • Westgate Shopping Center
  • Brentwood Business Center
  • Becker’s Corner

In addition to commercial properties, our team continues to expertly manage 11 owners’ associations spanning over 2,200 acres, ensuring well-maintained and thriving communities. As our portfolio grows, we remain committed to providing best-in-class management services tailored to the needs of each property and its tenants.

Making a Difference with Make-A-Wish

This year, Southeast Venture raised over $20,000 for Make-A-Wish Middle Tennessee, helping grant life-changing wishes to children in our community. The heart of our Fundracer lay in our company’s mission to make a positive impact, not only within our walls but also in the broader community. We turned our fundraiser into a spirited team competition, dividing our company into four randomized teams, each fueled by a shared passion to support Make-A-Wish Middle Tennessee.

Having Fun Along the Way

At Southeast Venture, we work hard, but we also know how to have fun:

  • Office Olympics: We held a summer Office Olympics this year. Friendly competition and lots of laughs brought the team together. Congrats to everyone who participated, but especially to our first place winners on the Yellow team (Mindy Graddy, Matthew Crowe, Mari Claire Milstead, Axson West, Treanor Granbery, and Nathan Narwold)!
  • Chili Cook-Off: When it gets a bit chilly, we break out the chili. Our 4th annual Chili Cook Off really brought the heat. Congrats to this years winners: Michael Finucane, Tom Corcoran, and Adam Upton on your amazing chili. Shout out to Matt Ractliffe for winning “Most Creative Chili Name” with “Chili Ray Cyrus”.
  • Keeneland Trip: We were sure feeling lucky in Kentucky – at least some of us. Our 3rd annual Keeneland trip to the Fall meet was a total success. We’re already looking forward to next year!
  • Holiday Party: Our favorite night of the year, and this one was a night for the books. We had a wonderful night celebrating the season with our people at Le Loup!

A Fond Farewell to Ginny Caldwell

After over 24 years leading our Interior Design team, we celebrated Ginny Caldwell’s incredible career and wished her all the best in her next chapter.

As we close the book on 2024, we’re grateful for all we’ve accomplished and the amazing people who made it happen. Here’s to a successful and exciting 2025!
